Everything in Oshawa still measures itself from the Four Corners, where King Street crosses Simcoe Street — the colonization road cut north from the harbour in 1822. The blocks around it hold the Tribute Communities Centre, the Regent Theatre and the Robert McLaughlin Gallery, and the census area they sit in is 57 per cent built in 1960 or before. Single-detached houses account for 41 per cent of dwellings; low-rise and high-rise apartments together take 39 per cent. Downtown carries Urban Growth Centre status under the province's growth plan, with more than 5,000 workers and 2,400 university students in it.
Housing here is described as closely-spaced detached houses set among repurposed old commercial buildings and new condominium development, and that spacing is the operative fact for garage work. Lots laid out before the war left room for a car, not for a double-width apron and a turning circle. Some houses have a garage at the back of the lot reached by a side drive, some have a converted shed doing garage duty, and a good many have no garage at all. The condominium and apartment share brings structured or surface parking, which is a different kind of door entirely and generally sits outside residential scope.
A downtown visit begins with the building, not with the door. Clear opening width is measured rather than guessed: originals here are often narrower than any current catalogue size, and a door ordered from a nominal figure will not fit. Headroom above the opening decides whether a standard torsion shaft and curved track can go in or whether low-headroom hardware is needed. Side room beside the vertical track matters just as much on a structure whose walls were framed tight to the opening.
Pre-1960 structures and openings narrower than modern standard make an inspection-led first visit the sensible order of business, since the framing and the headroom decide what can be fitted at all.
