Kedron is 98 per cent single-detached, with no semis, duplexes, rows or apartments recorded at all, and it holds the sharpest lot contrast in the city: a mix of older houses from around the 1960s, smaller, on generous lots, beside newer 1990s and 2000s houses, large and two-storey, on narrower lots. Around 70 per cent of its stock dates from 2001 to 2010, with 11 per cent from 1961 to 1980 and another 11 per cent from before 1960. Most of the area remains rural or unbuilt. The Kedron Part II Plan covers 466 hectares and is expected to accommodate 22,000 new residents, ten new schools and up to 22,483 square metres of commercial space.
Development is live rather than historical here. A revised phase two of draft-approved plan S-O-2014-05 at Britannia and Grandview proposes 125 single-detached houses and 212 street townhouses, replacing an approved mix of 172 singles, 74 semis and 72 street towns. City-wide, the pipeline at the end of 2025 held 17,074 potential units in proposed, draft-approved and registered plans of subdivision, of which 3,915 are townhouses. For garage-door purposes that means Kedron will keep producing two kinds of call for years: original hardware on the older rural-edge houses, and warranty-adjacent adjustment on new builder installations.
The 1960s houses on generous lots behave like the rest of the old city: narrow original openings, springs long past rating, detached structures in some cases, and headers that need verifying before a torsion system goes on them. The 2000s houses on narrow lots behave like Taunton: wide doors, heavy panels, spring sets specified to nominal weights, economy rollers. Street townhouses arriving in the new phases will add single-width builder doors on shared-drive layouts. Three different specifications inside one neighbourhood name is unusual, and it is the reason a Kedron booking benefits from a note about the house's approximate age.
Two housing generations on the same roads mean end-of-life spring and door replacement on the older lots and specification-and-adjustment work on the newer ones, often in the same week.
