Garage Doors in Windfields

Windfields is the newest ground in Oshawa and it stands on land with a specific history: the former Windfields Farm, the thoroughbred breeding operation once owned by R. S. McLaughlin, co-founder of General Motors of Canada. The houses are new, upscale and large, mostly two-storey, and 61 per cent of them have four bedrooms or more. The construction table has no depth at all before 1991: 56 per cent built between 2011 and 2016, 32 per cent from 2006 to 2010, 9 per cent from 2001 to 2005. Single-detached is 86 per cent with block townhouses at 13 per cent, and development is still ongoing, including a school.

Two projects keep the area changing. The RioCan Windfields Farm development at Winchester Road East and Simcoe Street North was under construction with 868 residential units by Tribute Communities, and UC Towers 2 and 3 — 27, 19 and three storeys of condominium and townhouse — are under construction on the east side of Simcoe Street North opposite the first UC Tower. For a household with a garage door problem, the age of the housing has one immediate implication: builder or Tarion warranty may still be live, and that should be checked before anyone pays for third-party work.

What this means for doors in Windfields

New does not mean faultless; it means the faults are different. Builder-hung doors on narrow-frontage lots are wide and heavy relative to the frontage, and a spring set specified to a nominal door weight rather than the actual one shows up as a door that sinks or climbs from the first winter. My house is four years old. Should I claim on the builder warranty first?
Check it before doing anything else. Windfields is 56 per cent built between 2011 and 2016 with construction still ongoing, so a great many doors and operators here were builder-installed and may still be covered by the builder or by Tarion. Read the warranty paperwork and note the coverage periods, which differ for different components. If the fault turns out not to be covered, or the coverage has expired, the assessment and the work are straightforward from there.
The door reverses for no obvious reason since the driveway was done. Why?
Almost certainly the photo-eye sensors. They sit low on the vertical tracks, roughly a hand's width above the floor, exactly where landscaping crews, driveway contractors and stored materials knock brackets out of alignment. Wipe both lenses with a dry cloth, look for a bracket that has been twisted or bumped, and check whether anything crosses the beam line. If the indicator lights will not settle into their normal state after that, it needs a sensor and operator inspection rather than more button presses.
