Lakeview runs down to the water at the south end of the city, and the park it is named for stretches along the Lake Ontario shore with a sandy beach and the Oshawa Museum at its southeastern tip. The housing is described as older and mainly bungalow-style single-detached, with a few waterfront homes, co-operative townhomes, low-rise apartments and townhome complexes filling in around them. Construction runs 32 per cent in 1960 or before and 49 per cent from 1961 to 1980, and the type mix is broad: single-detached 29 per cent, semi-detached 17 per cent, high-rise 17 per cent, low-rise 15 per cent, row 11 per cent.
Proximity to open water is the local variable. Oshawa's January daily mean sits at minus 5.0 degrees with a mean daily low of minus 8.9, and the station has recorded minus 32.8 as an extreme; seasonal snowfall averages 101.7 centimetres. On the shoreline streets, wind carries that moisture at the hardware rather than letting it settle. Galvanised cable, bottom brackets and roller stems all corrode faster where damp air moves constantly across them, and a bottom seal that has hardened lets wind-driven snow reach the floor inside. None of that is exotic; it just means the inspection interval that suits an inland street is generous for a lakefront one.
The recurring lakefront items are corrosion items. Lift cables get examined along their whole length, not only at the drum, because the strand that fails is usually the one that has been sitting wet at the bottom bracket. Roller stems are checked for pitting and free rotation, hinges for rust at the pivot, and the bottom bracket fixings for the swelling that tells you water has been standing there. On the bungalow stock the openings are narrow by modern standards and the headers are original, so a replacement door gets measured to the structure. Where a garage stands detached at the back of a lot, wind exposure is worse still, and a properly seated perimeter seal earns its cost quickly.
Constant wind-driven damp off the lake attacks cables, roller stems and bottom brackets first, so cable condition and a scheduled inspection matter more here than anywhere else in the city.
