Northglen is one of only two Oshawa neighbourhoods where the research states lot widths outright, and the statement is a contrast: the southeast is generally 1960s bungalows and ranch-style houses on generous lots, while the west side carries later and larger two-storey and split-level houses on narrower lots. At 87 per cent single-detached it is the second most detached-dominated area on this site, with high-rise apartments at 8 per cent and almost no semis or rows. Lot width is not a detail on a garage-door page; it is the whole specification. A generous 1960s frontage leaves room for a double-width apron and, in many cases, a wider opening added later. A narrow 1980s or 1990s lot with a larger house on it puts the garage forward and constrains the door to what the frontage allows, which is why a two-storey house can end up with a narrower opening than the bungalow behind it. The two halves of Northglen therefore need different parts inventories, and the neighbourhood name alone predicts neither. The street does.
On the wide southeast lots the recurring jobs are the ones that come with sixty years of service: springs well past their cycle rating, cables worn where they sit at the bottom bracket, seized rollers, and headers framed for a lighter door than the insulated one now on the opening. Some of these garages have had the opening widened at some point, and a widened opening means the header was altered — worth verifying before a torsion system is loaded onto it. On the narrower west-side lots the doors are later, heavier and generally double-width, so imbalance shows as visible racking and the operator's force settings tend to have been nudged upward over the years to compensate.
Two lot patterns produce two door weights, and in both cases the counterbalance is the part carrying the consequence, so balance and spring specification lead the work here.
