Emergency Garage Door Repair
Urgent attention for doors jammed open, stuck shut, or hanging out of square.
View servicePinecrest is the northeast quadrant that filled in steadily rather than in one burst: 24 per cent in the 1980s, 24 per cent in the 1990s, 15 per cent from 2001 to 2005, 15 per cent from 2006 to 2010, 9 per cent from 2011 to 2016. Only 1 per cent predates 1960. Single-detached houses run 68 per cent with row housing at 15 per cent, and the shopping and cinema strip along Taunton Road forms the northern boundary. Most doors here are one generation of steel sectional now reaching spring and roller age together.

Pinecrest filled in gradually rather than in a rush, which makes it the most evenly aged neighbourhood in Oshawa: 24 per cent built in the 1980s, 24 per cent in the 1990s, 15 per cent from 2001 to 2005, 15 per cent from 2006 to 2010 and 9 per cent from 2011 to 2016, with only 1 per cent standing before 1960. The houses are mostly newer single-detached homes from the 1990s and 2000s, with townhome complexes, a co-operative complex and an apartment complex among them. Single-detached is 68 per cent and row housing 15 per cent. Taunton Road forms the northern boundary, with a shopping centre, restaurants and a cinema along it.
Doors from the 1990s and 2000s are the largest single group of garage doors in the modern half of the city, and they age in a recognisable order. The panels usually outlast everything else. The springs go first, typically somewhere past the ten-thousandth cycle. Unsealed rollers follow, then the operator's drive components, then the weather seal at the bottom. Because Pinecrest's build years are staggered across four census periods, the neighbourhood produces a steady stream of each of those rather than a wave of one. That is a useful thing on a service schedule and an annoying one for anyone hoping the whole street will need the same part.
Two-car attached garages are the norm through the 1990s and 2000s streets, which means wide, heavy doors and a counterbalance doing real work. A wide door punishes small tension errors because the error is spread across a long bottom edge, so balance is tested by hand at several heights rather than judged from how the operator sounds. Builder-package operators from this era are usually still serviceable; the parts that fail are the drive gear, the logic board and the safety sensors, and it is worth knowing which of the three before ordering anything. Lots along the Harmony Creek corridor add the same threshold-ice consideration that Eastdale has.
One large cohort of 1990s and 2000s builder doors is now working through its first full round of spring, roller and operator replacements, in that order.
