North of the built-up city the character changes completely. Detached houses dominate the rural area at 94 per cent, with a mix of older and newer construction: 27 per cent from 1960 or before, 24 per cent from 1961 to 1980, 12 per cent in the 1980s, 9 per cent in the 1990s and 16 per cent from 2011 to 2016. The area is marketed on a country living atmosphere, spacious homes and proximity to Highway 407, which opened east to Harmony Road in Oshawa on 20 June 2016 and reached Highway 35/115 in Clarington in December 2019. Raglan sits up here, known for its country store, White Feather Farms and the site of the old Oshawa Ski Club.
Raglan is worth naming on its own. The village stands where Simcoe Street meets Raglan Road, roughly ten miles north of the city, and White Feather Farms has been operating since the 1960s, now with a barn holding around 15,000 birds. Properties out here run from modest country houses to working farms, and the buildings that hold vehicles are as likely to be shops, drive sheds or barns as garages in the suburban sense. Oshawa Executive Airport lies on the southern edge of this rural belt, and it holds the city's only heritage conservation district, South Field, designated in 2021.
Three things shape rural work. Openings vary far more than in town, so nothing is ordered from a nominal size. Structures vary too: a drive shed framed for storage may need remedial work before it will carry spring tension safely, and that assessment happens before any parts decision. And exposure is greater, with wind crossing open ground at hardware that has no neighbouring buildings to shelter it, which shows up as faster corrosion at cables, roller stems and bottom brackets. Long gravel laneways add grit, and grit in the track wears rollers quickly. An annual inspection is a better fit out here than a reactive call.
Open-ground exposure and gravel laneways wear cables and rollers faster than anywhere in town, so scheduled inspection out here prevents the kind of failure that is awkward to attend at distance.
