Cycle wear accumulates invisibly

Springs lose working tension, rollers wear, hinges develop play and fixings loosen gradually enough that a household adapts without noticing. By the time the door feels wrong, several components have moved out of specification together, and the cheap fixes have become part of a bigger job.

Road salt and winter moisture

Salted slush dries on the garage floor and against the bottom of the door, the cable ends and the lower track. Corrosion follows, most aggressively at the bottom bracket and the door's bottom hem. Incorrect or absent lubrication

How We Work Through It

  1. Test balance and inspect the counterbalance

    The operator is disconnected and the door lifted by hand and stopped at several heights to establish whether it holds position. Springs are checked for gapping, corrosion and cone position, and the bearings and shaft checked for play.

  2. Inspect cables, rollers, hinges and track

    Cables are examined end to end for broken strands and corrosion, particularly at the bottom brackets. Every roller is turned by hand, every hinge checked for play and cracking, and the track sighted for bends and checked for secure fixing into the framing.

  3. Clean, lubricate and tighten

    The guide path is cleaned rather than greased. Roller bearings, hinge pivots, spring coils and bearing plates get a lubricant intended for the purpose. Fixings are checked and tightened, and the weatherseals and bottom seal are examined against the floor line across the full width.

  4. Verify the operator and its safety systems

    Travel limits and force settings are reset to the door's actual behaviour, photo-eyes aligned and tested, and the contact-reverse test run and confirmed. Findings are reported plainly, including anything that is heading for failure but is not urgent yet, so it can be planned rather than survived.

Between visits, the monthly safety-reverse test is the habit that matters most.
What can I do myself between visits?
Plenty that is genuinely useful and none of it involving springs or cables. Test the safety reverse monthly with a solid object on the floor in the door's path. Wipe the photo-eye lenses and check their alignment. Sweep grit and dried salt out of the bottom of the vertical tracks. Check the door holds position when released at waist height. Listen for new noises. If anything is off, note it and book rather than adjusting the opener's force to compensate.
Is a tune-up worth it on a door that seems fine?
That is exactly when it is worth most. Nearly every emergency call traces back to a component that had been signalling for months — a door sinking when released, a strand broken on a cable, a roller no longer turning, a hinge with play. Catching those while the door still works converts an urgent, expensive failure into a scheduled, cheaper repair, and it protects the operator, which is generally the most expensive thing on the door.
Do you lubricate the tracks?
No, and it is worth being clear about why. Track should be clean and dry. Grease in the guide path collects grit and dried salt and becomes an abrasive paste that wears rollers, stems and the track itself faster than running dry would. Lubricant belongs on the roller bearings, hinge pivots, spring coils and bearing plates, using a product made for the job rather than a general-purpose spray.
